Waddeton Park is preparing a planning application for land at the former Blenheim Nursery on Station Road for new homes including affordable housing. This will make use of an underused and largely derelict site to deliver new homes in a sustainable edge of settlement location improving the character of the village on its southern gateway.


The site is within Offenham Parish although functionally it also relates to South Littleton Parish where it adjoins the village and parish boundary.
 

Offenham Parish have been preparing a Neighbourhood Plan and the site has been submitted to the recent call for sites, which seeks to identify suitable development sites within the parish.

 

Our Proposal

The proposals are for up to 36 new homes including affordable housing and would be submitted in outline with all matters reserved save for access. 
 

Detailed design will be submitted for a singular pedestrian, cycle and vehicular access onto Station Road in the northeast corner of the site via a simple priority junction. 


Wychavon Council will be required to permit sites out of plan allocations to maintain a land supply into the future.

This site provides an ideal opportunity to regenerate an underused and largely derelict site which is currently used to store wood and has previously operated as a horticultural nursery. 
 

The ongoing commercial activity on the site would indicate that it is previously developed land (PDL) which is generally prioritised for new development taking the pressure of Green Belt and greenfield sites. 
 

Policy 16 of the SWDPR establishes a strong emphasis on the reuse of previously developed (brownfield) land, with a 20% target of all housing completions to be met on such sites over the plan period. 
 

The site is in a sustainable location, being within 350m of South Littleton village centre which can be reached by continuous footway and well served by existing bus routes to Evesham and Redditch.

Illustrative Masterplan

Key features of the Illustrative Masterplan include:

  • 36 new homes including affordable housing.

  • Retention of exisiting trees and hedgerows where possible with new trees along the western edge on Station Road.

  • Public Open Space in the southeastern corner of the site.

  • An attenuation basin to manage surface water run off in the northeastern corner of the site.

The plans have been developed through a landscape-led approach taking account of the sites constraints and the outline application will be accompanied by a full suite of technical documents to support these proposals.
